The Certifier can provide building approvals and associated inspections on all project types.
The majority of our approvals are domestic and include houses, additions/alterations, sheds, carport and pools.

We also have extensive experience in issuing permits on large town house and apartment complexes and commercial projects. We undertake mandatory inspections associated with the approvals issued by The Certifier.

Building Certification & Inspections

When applying for approvals, generally the following information
is required:

• Completed IDAS Forms 1 & 2 (provide links to the forms page)
• Plans including site, floor & elevation drawings
• Engineers foundation and frame design & form 15
• Soil test
• Title Plan and easement schedule if applicable
• Sewer and Stormwater main plan
• Covenant approval from Developer if applicable
• Building Envelope Plan if applicable
• QLeave receipt (for building work exceeding $150 000)
• QBCC Insurance Confirmation for work performed by a Builder and exceeding $3000 or
• QBCC Owner Builder Permit for work performed by an Owner and exceeding $11 000

Pool Inspections

The Certifier provides Pool Safety Inspections and issue of Form 23 certificates.
A Form 23 is required when leasing a property and in most instances, a Buyer will require one if you are selling your home. Pool Safety Certificates are valid for two years.

The Certifier takes pool fencing safety seriously. To check if you pool complies prior to arranging an inspection, visit the QBCC.

Please note Form 23 Pool Safety Inspections do not finalise outstanding pool building approvals.

If your pool has not had a final inspection, a Building Certifier will
need to inspect the pool and fencing and issue a Form 17
Final Certificate.

Our trained and accredited Energy Assessors use BERS software to generate reports compliant with Nationwide House Energy Rating Scheme.

Energy Efficiency Assessments

An energy efficiency assessment is required on all new houses, units and most domestic additions, to comply with the National Construction Code. An energy efficiency assessment provides a star rating of the homes energy and must meet a minimum of six stars. By achieving at least six stars, a home is considered comfortable for occupation whilst using little to no energy.

Town Planning

The Certifier has in-house Town Planners to handle,
all Development Approvals requirements and provide expert advise on Local Government Planning
Scheme issues.

Our Town Planners are experienced in applying for many different types of Development Applications including Traditional Building Character, Small Lot, Environmental Protection and Subdivisions.

Our Town Planners can facilitate Siting Variations (Relaxation) approvals for projects not complying with boundary setbacks, heights and site coverage.

We can also assist with prelodgement meetings and advice if you are still in the planning stages of your project.
